Today, we had the opportunity to assist a client who is part of a Facility Management team. They reached out to us regarding multiple door issues on a property located in Midtown, Memphis, TN 38112. This facility management company is responsible for the upkeep of several large apartment complexes, lofts, and condos, as well as other popular commercial properties in the area. Their role includes overseeing everything from preventive maintenance on exterior door hardware and interior door hardware to handling door lock systems, master keying, restricted keys, and more.
The client needed immediate assistance to fix and rekey multiple doors, including screen doors, security doors, storm doors, and even a wood door with a front door lockset. Upon arrival, we discussed their issues in detail, particularly focusing on the key system that had become difficult to manage. Over time, various residents had changed their locks, and the management had lost control over the key system. Our client wanted all the keys, including those for Kwikset door knobs and Schlage locks, to match. This would simplify access for management and residents alike, and they also wanted us to rekey the exterior metal front doors, ensuring that all the locks worked with a single key.
As we began servicing the doors, each one presented unique challenges. Some doors had sagging issues, others had door hinges out of alignment, and many keys were sticking in the locks due to improper rekeying over time. One particular challenge we faced was with the wrought iron storm doors. As you can see in the pictures below, the door handle for the storm door was easily pulled out. It was clear that this door hadn’t been serviced by a locksmith in years. The client needed to ensure that their storm doors, which lock for security, were functioning correctly.
We started by performing a storm door handle replacement for a mortise lock. We also installed and replaced the latch body on the MTS mortise lock. The old lock had considerable rust buildup and was long overdue for an upgrade.
Another door required immediate attention. The front door’s handleset was falling off because a resident had slammed furniture into it during a move-in, bending the hardware and causing the screws to come loose. Instead of replacing the entire door knob, we opted to repair it, saving the client money on a new front handleset, which can cost upwards of $149. After our repair, the door knob was secure, and the client was relieved to have saved on the replacement.
We also handled the rekeying of all Schlage locks and Kwikset locks throughout the property. Initially, the facility had 10 doors, each with a separate key. By the time we finished, we had streamlined their entire system: one key for all the Schlage locks and one key for all the Kwikset locks.
We ensured the door handles for the storm door and screen door were repaired or replaced, and we fixed the sagging front doors. Additionally, all door latches and security door locks were serviced to ensure the building’s security was intact.
This project demonstrated how crucial regular maintenance is for properties, especially when you have multiple tenants and high foot traffic. It’s essential to keep your door hardware, door lock latches, and storm door locks in top condition to avoid future issues and maintain security.
